Being the same premises conveyed by Gladys B. Loomis to Barry L. Brown and Vicki R. Vredenburgh dated April 19, 1991: ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of Lebanon, County of Madison and State of New York, bounded and described as follows: Beginning at a point in the centerline of the River Road, said point being the southeast corner of the now or formerly Skahan property (828/278); running thence along said centerline of the River Road S. 02º 13’ 05” W. a distance of 62.04 feet to a point; running thence N. 84º 55’ 55” W. a distance of 313.50 feet to a point; running thence N. 02º 52’ 25” W. a distance of 62.04 feet to a point; running thence S. 84º 55’ 55” E a distance of approximately 318.99 feet to the point or place of beginning. Containing approximately 0.448 acres of land, be the same more or less.
